Compare the outlook from the actual terrace and living room, along with the drive home, parking and daily errands. Two units in the same building can feel very different because of their floor, orientation and outdoor space.
Las Cascadas de Pedregal is a useful place to start. Don represented its developer from the beginning in 2009, with market guidance that informed floor plans and optional upgrades.
This selection also includes residences at Hacienda Beach Club, 1Homes Cabo, Villa La Estancia and Terrasol. Compare the unit itself with the amenities you will actually use.
Ask which facilities are included, whether extra memberships apply, and how HOA dues compare. Check the route to the sand and swimming conditions separately from the view.
Ocean view describes an outlook. Beachfront describes a location. A condo can have a broad ocean view without being on the beach, and an oceanfront building does not guarantee the same view from every residence.
Tell Don whether your priority is a terrace view, walking to restaurants, beach access, more interior space or a combination. That makes the shortlist more useful.

Understand ongoing costs
Request current HOA dues, what they cover, reserve information and planned assessments. Ask about water arrangements, parking, elevators and building upkeep. Review closing costs separately from the recurring ownership budget.
Match the rules to your plans
Whether you plan to live here full time, visit seasonally or rent the residence when away, review the community’s current rules. Confirm pet policies and rental restrictions for the specific property before committing.
A lower asking price is a starting point for comparison. Don’s approach is to look at what similar properties have actually sold for, the alternatives available now, and the cost of owning the property that fits your plans.
Compare the right properties
Compare units with a similar building or community, floor, actual view, interior size, terrace and condition. Two condos with the same bedroom count can have very different value and ongoing costs.
Recent comparable sales help support an offer; active listings show the choices competing for your budget. An old asking price or a large advertised reduction does not establish today’s value.
Understand the full cost
Request current HOA dues, included services, reserve information and planned assessments. Check the actual unit and shared building condition, then allow for insurance, utilities, maintenance and closing costs.

Does an ocean view mean I can walk to the beach?
No. Check the actual walking route, distance, slope and access points. Ask for the view from the specific residence as well as the route to the places you expect to visit.
